Architectural Services
Hans Ettlin Architecture is a one man firm that has 38 years experience in design and construction that wants to do projects on an intimate hands-on level. Hans was a principal in a local firm for many years but now desires to get back into designing and producing projects for clients that need experience but at a low overhead. Hans enjoys all aspects of the design and construction process from preliminary conceptual sketches to detailed construction documents. Hans has completed many residential projects from bathroom additions to multi-million dollar homes. After completing hundreds public safety, medical and commercial facilities for clients all over the state, Hans is undaunted by structural, budgetary or governmental challenges. Hans also consults with other architectural firms providing cost estimating and specification writing expertise.
Cost Estimating
Hans Ettlin is an experienced cost estimator with a long track record of detailed accurate cost estimates for public sector and private commercial projects. Cost estimating is an art as well as a technical exercise. Hans has a large data base of costs that he has accumulated over his 38 years of experience and also utilizes national cost publications such as RS Means and BNi. On more complex projects, Hans utilizes contractors in the trades for estimates on mechanical and electrical work to assure current pricing conditions. Past memberships in CSI and AACE have given him invaluable experience in compiling thorough and accurate estimates. Anyone can throw a huge number at a project but only a skilled and knowledgeable estimator can predict costs to be within the 3% to 5% of the middle of the pack bids. Hans utilizes the unit cost in place method of estimating that breaks down the project into all of the different assemblies to assure complete cost coverage.
Specification Writing
Specification writing is the zen practice of concentration into deeper and deeper detail on an architectural project. The spec writing journey begins with outline specifications that list the design intent of the project. As details emerge during the design and detailing process, the specification writer's job is to define those materials in a organized and complete manner that allows bidders to price the project with confidence. Projects have gotten more complex with LEED and Green Globes requirements permeating throughout the specification. General Conditions sections can make or break a project should a dispute arise during construction. Hans possesses thorough knowledge of AIA and AGC contracts and GC's and has been tested in claims conditions. With the myriad of delivery methods for projects today with their associated pitfalls, an experienced specification writer can help guide your project to a succesful completion.
